The eight-hour stay at the workplace is already a thing of the past

Despite the fact that in 2021 and 2022 most employees planned to return to the office for 2-3 days a week, the actual occupancy of company offices is currently only around 35%. The most people visit the company office on Tuesday, the least on Friday, when the average occupancy is only 17%. The eight-hour stay at the workplace is now a thing of the past, employees most often spend 9-12 hours in the office in one day. This follows from a study prepared by the Colliers company in cooperation with the workplace occupancy analysis platform Basking.io.

The pandemic has helped shared coworking offices, attractive locations are occupied

Coworking and flexible offices are one of the few industries that have been significantly boosted by the coronavirus pandemic. Although HubHubu, the operator of two shared spaces in Prague, had its occupancy reduced to 50 percent during the strictest closures, this year it is reporting that it is practically occupied. One of the reasons is the hybrid work style, to which a significant part of companies have reoriented. Instead of startups, flexible offices are increasingly being rented by larger companies as well.

The Prague office market is expecting an increase in rent prices next year

After three quarters this year, the Prague office market already exceeded the volume of transactions from the covid years 2020 and 2021. The year-on-year increase in gross and net realized demand, i.e. new contracts and their extensions, amounted to 38 percent. Office vacancy has fallen by 0.3 percentage points since the start of the year to 8.1 percent, and demand for flexible space is growing. Prices will increase in the coming year, which, according to representatives of construction and real estate companies, will be reflected in inflationary clauses in contracts and energy prices.

CBRE analysis: Last year, 29 new brands entered the Czech Republic, the most in the last three years

An analysis by CBRE, a world leader in commercial real estate services, shows that despite the ongoing covidu-19 pandemic, new brands are still coming to the domestic retail market, in unprecedented numbers. There were 29 of them last year, which represents a year-on-year increase of 26%. This result is even significantly better compared to the ancestor year 2019. The main event last year was the Prague premiere of the Irish clothing and accessories store Primark on Wenceslas Square, and from the perspective of the High Street the opening of the Versace Italian luxury fashion boutique in Pařížská Street. With regard to the emerging trends, the opening of the so-called phygital store (from the English words physical and digital) of the partner companies eobuv.cz and Modivo in Smíchov, Prague, can also be considered a turning point. The new store, offering a wide range of products in the field of fashion, footwear and accessories, uniquely combines the advantages of the stone shop with the comfort of e-shops and is a harbinger of shopping in the near future.

Flexible offices are experiencing a second wave of interest

At the beginning of the year, it seemed that many coworking centers or shared offices could not survive the measures associated with the Covid-19 pandemic. It was on shared workspaces, whose philosophy is based on meeting, personal communication and cooperation, that the constraints fell very hard. However, as the results of the June analysis of the consulting company BNP Paribas Real Estate show, this spring most of the operators of coworking and serviced offices felt a new wave of interest.

Home office productivity declines

Even before the start of the coronavirus pandemic, the home office was one of the most sought-after corporate benefits. During the first spring wave, many employees welcomed the opportunity to work from home, but with increasing time, more and more workers and employers are finding that they lack peace of mind in addition to interpersonal contact, and are also significantly less efficient.
