How do you perceive the demand for offices? Do companies demand private offices or are they more inclined towards coworking centers and shared offices?

The demand for offices is changing in accordance with new work models and trends. It cannot be said unequivocally that the market prefers either shared or standard offices, both models have their advantages.

Large corporate firms, which traditionally demand classic offices, are increasingly using shared offices for special projects or external and internal teams, which allows them to flexibly respond to medium-term company growth.

Medium-sized companies (SME - small and medium enterprises), in addition to emphasizing comfort and a great location, usually deal with an increase in the number of jobs in a very short time window, therefore they are increasingly looking for flexible options that allow them to quickly respond to the changing needs of the company and the market situation. With FLEKSI, companies have the opportunity to obtain additional space for development immediately and without investment.

Where do you think office space will move in ten years?

Over a ten-year horizon, I expect office space to evolve in several key areas:

Technological transformation: Technology will play an increasingly important role. Although the buildings will continue to be built in the traditional way, their technological equipment will fundamentally change. The development of technologies such as facial recognition, thermoregulation of the working environment according to the needs of the user, renewable resource technologies and advanced applications will become a common part of modern buildings.

Local access and flexibility: Covid-19 has shown us that working from home is possible in the long term and people have unlearned commuting to work, but in reality people want to spend their working time with their team, in the company, making connections, socializing. An important aspect when choosing a new employer will therefore be the distance from home, which should be within 15 minutes on foot or by bike. Firms are likely to look for a flexible solution where they will have their headquarters in business centers, but at the same time they will have smaller serviced offices for rent located close to traditional residential areas or other business center locations. In this way, employees will be able to spend time at work close to where they live, thus saving time, but they will still be part of the company, identity and team.
