Work model an important aspect when considering a job offer

The hybrid work model has already become standard in 92% of office companies. However, not every organization transitions to this model without problems, and there is a significant discrepancy between employer preferences and employee expectations. While three quarters of employers are satisfied with it and consider it optimal, employees often have a different opinion. They want more flexibility, which is even becoming an increasingly important aspect for them when deciding whether to accept a job offer. This is according to the research "Hybrid and Beyond 2023" published by Colliers, a leading provider of diversified professional services in the field of commercial real estate and investment, through the sale of the property.

Komárek and Havrlant join forces again. They intend to build residential, commercial and industrial buildings

Another close alliance is emerging between Czech billionaires. After the businessmen Karel Komárek and Jakub Havrlant created a new media and consulting group Mind2Flo last year, the pair is about to start development together. Their plan has yet to be approved by the European Commission.

One of the largest development areas in Prague, Rohanský ostrov, was for years associated exclusively with the name of billionaire Luďek Sekyra. He was backed by other investors, but his development group was talked about as the one that would build a new district on the spot for tens of billions. That is changing now. The development company J&T Real Estate acquired part of the territory exclusively for itself. It will build a thousand apartments, offices and shops on the spot for 15 billion.

Another three buildings in Central and Eastern Europe received the WiredScore certificate

The office buildings Palác Anděl and River Garden II/III in Prague and Wronia 31 in Warsaw were newly included in the list of properties with a WiredScore technology certificate. This certification is awarded to buildings with exceptional digital connectivity and teletechnical infrastructure. In addition, all three buildings received the highest rating of Platinum. The building owner, LaSalle, was supported by Colliers in the certification process.

The Sebre development company of Petr Němek and Jan Fidler has come close to building one of its two major projects in Belgrade, Serbia. The Marina Dorcol district has received a zoning decision, and Sebre will thus be able to start pre-sales of apartments. Construction could begin next spring.

Companies would like to go to the regions, but they have nowhere to go

More and more companies are considering regional expansion, but the lack of suitable office space prevents them from doing so. In regions outside of Prague and Brno, there is not only a shortage of modern spaces for rent, there is also a lack of flex operators. At the same time, they could benefit from the growing interest of international companies in the so-called Hub & Spoke or Flex & Core model. Prague offices will soon be in short supply, the price of their equipment is driven up by ESG and modern standards

High demand and a lack of new projects caused a decrease in the vacancy rate of Prague offices, which currently stands at 7.26%. The volume of new construction and renovations was approximately 143,600 square meters at the end of Q2 2023, and the total market size was 3.85 million square meters. Reference rent prices have not changed in any way compared to the previous quarter, however, in connection with ESG and modern standards, the price of office equipment is increasing. It can easily exceed 1,000 euros per square meter. Polish reality scores again. Czech fund Investika bought in Gdynia for one billion

The Czech real estate fund Investika became the new owner of the Tensor administrative complex in Gdynia. He is investing in Poland for the fifth time, this time one billion crowns.
