The Roztyly Plaza administrative building received the title Building of the Year 2024

As part of the 32nd edition of the Building of the Year competition, which is organized annually by the Foundation for the Development of Architecture and Construction, the Roztyly Plaza administrative building of Passerinvest Group was awarded the prestigious title of Building of the Year 2024. It received the title for the purity of the building's architectural and structural design and its urban concept location in the area immediately following the Krčský les. According to the jury, the building is an example of modern administrative architecture, which destroys the stereotypical ideas of the lay public about office buildings as "glass-concrete hells" taking up public space. The jury was also impressed by the building's friendliness, well-thought-out shape solution, accessibility and connection of the external and internal environment.

The corporate world driving the transformation of flexible offices

Flexible offices will grow by 161,303 m2 in the EMEA region in 2023. The main drivers of this growth were mainly large global companies, such as HSBC, KPMG and Microsoft, which decided to transform their work environment and adopt flexible solutions. This trend also worked as a catalyst for the transformation of traditional coworking spaces into corporate-class workplaces. This follows from the Flexpansion study by Colliers.

A distinctive facade and 92 luxury apartments. Penta presented Victoria Palace on Victory Square

The Victoria Palace was inaugurated on Vítězné náměstí in Prague. It has 92 luxury apartments and commercial spaces in the lower part. It is the first new building on the square in 87 years. The construction of the house with a distinctive facade cost approximately 850 million crowns. The architectural design of the building was developed by Jakub Cigler's studio. It had been planned for more than 15 years to build an opening on the northern corner of the square. The construction project on this land was bought by the Kaprain group in 2016, which in the same year also invited a partner, Pentu Real Estate.

Office buildings in Prague are aging, the market is expecting strategic renovations

Almost a third of the office market in Prague is twenty or more years old. This presents a problem for many tenants, not least because they cannot emphasize sustainability in these buildings and thus meet their ESG goals. Building owners are offered a solution in the form of complex renovations, but according to experts from Colliers, this is hindered by the low vacancy rate on the Prague office market, which offers few alternative spaces. Nevertheless, it turns out that the reconstruction of old buildings can be less demanding than the construction of new ones. A well-planned and well-executed strategic renovation can bring long-term benefits to landlords, including higher rents.

The year 2024 began hopefully. The period of limited investment activities in the commercial real estate market in the Czech Republic is coming to an end

Despite the current weakening of the investment activity in the Central and Eastern European region (CEE) volumes of investment in commercial real estate in the Czech Republic in the first quarter of 2024 recorded a year -on -year increase of 36 %. In total, in this period, capital was invested in the volume of EUR 545 million, dominated mainly by local investors. The yields did not notice any significant movement compared to the previous quarter. According to Colliers' estimates, a leading provider of diversified professional services in the field of commercial real estate and investment administration, the total volume of transactions in 2024 should reach EUR 1.4 billion. This would mean the end of the three -year decline period and the hope that the Czech real estate investment market is reflected from the bottom.

Office construction in Prague slowly comes back to life, the market is being saved by renovations

The market for modern office space in Prague at the end of the 1st quarter of 2024 amounted to approximately 3.91 million m2. The vacancy rate increased slightly to 7.5%, representing approximately 292,000 m2 of vacant office space available for immediate lease. After a long period of inactivity, new speculative construction is now slowly starting to thaw. And despite the long-term growth of rents, Prague remains an attractive and competitive location attracting new investors. This is according to the regular quarterly survey of the office real estate market published by Colliers, a leading provider of diversified professional services in the field of commercial real estate and investment management.
