Interest in spaces in mixed-use complexes is growing, but their construction is lagging behind in the Czech Republic

In the Czech Republic, there is a growing interest in so-called mixed-use projects that connect offices, shops, housing and various forms of social enjoyment. Unfortunately, their construction still lags behind the surrounding countries. The reason is primarily the very long building permit process. While in Poland, for example, a permit for a new building takes only a few months, here it usually takes years.

Home office is offered by 39% of companies. At the same time, 3 out of 5 young Czechs stand for the possibility to work alternately from home

The demand for a combination of working from home and from the office remains high even with the end of the post-covid period. It attracts young people the most, 3 out of 5 employees under the age of 35 would like to use it. Older generations, on the other hand, are more reserved on the issue. Less than half (41%) prefer to work purely in the office, only 15% of them use work from home in practice. A total of 39% of companies offer an alternating work model. This follows from a survey mapping the attitudes of employees and employers for Scott.Weber Workspace.1

Scott.Weber Workspace opens its third location in Prague 8 and its thirteenth location in Prague

The largest provider of private flexible offices and coworking is expanding to include the Dock location in Libni in Prague 8. The Thirteenth Center will offer a total of 350 office spaces, event spaces, private terraces and over 20 meeting and other rooms for concentrated work to increase productivity on an area of 3,190 m2. Scott.Weber in the Dock will provide an extraordinary number of relaxation zones in the spirit of well-being to ensure physical and mental health, well-being and thus the overall satisfaction of the workers. It will also offer clients a bistro with a chef who will use fresh ingredients directly from the roof terrace with a garden. The concept of modular event spaces is also used in the Dock.

Rohan Business Center has changed hands. It was bought by the Fio real estate fund for 31 million euros

The Reico ČS Nemovitostní fund has agreed on the sale of the Rohan Business Center office building in Karlín, Prague. It was bought by the collective investment fund Fio realití fond. The value of the transaction is 31.3 million euros, i.e. approximately 740 million crowns. Reico ČS stated this on its website.

Despite the recovery, demand on the Prague office market does not pushing prices up

This results from a quarterly market survey carried out by the Colliers company.

The company Colliers, which belongs to the top in the provision of diversified professional services in the field of commercial real estate and investment management, has prepared a unique price map of office space in Prague. The map indicates that for the highest rents, offices are rented at centrally located metro stations such as the Museum or Náměstí Republiky, while the lowest rents are around Petřiny or Náměstí Míru stations.
