The Astrid Offices chamber office building was built in Dělnická Street in Prague 7 on the site of the former Astrid cosmetics brand factory. It has 4,300 m2 of office space and retail space.

"Despite the uncertain situation on the market, various restrictions and government regulations, we were able to adhere to the set construction schedule and approve the building according to plan. We offer office space in the so-called hot shell standard, which saves the tenant considerable funds for finishing work before moving in. At the same time, we are ready to meet various wishes in terms of appearance and internal division of offices. The building has a reinforced concrete skeleton with columns of eight meters, so the freedom in this direction is almost unlimited, ”says Josef Wiedermann, CEO of UBM Development Czechia, who is responsible for acquisitions, sales and marketing in the company.

Modern work background

The five-storey and two underground floors of the Astrid Offices office building were designed by the international studio Bogle Architects and feature high-quality modern architecture and elegant design. The main entrance with a spacious foyer reflects the airiness and lightness of all rentable spaces with its atmosphere, into which daylight naturally penetrates thanks to the generous ceiling height of up to 3 meters and large-area glazing. The use of external vertical slats and horizontal blinds on the facade of the house then ensures easy regulation of shading.

“The office building also includes coworking places, which we located not only in the interior and in the green atrium adjacent to the reception, but also on the green roof terrace overlooking the quiet courtyard. The trend of flexibly designed and differently shared spaces will intensify as a result of the pandemic, the habits of companies and their employees are changing, ”explains Wiedermann.

Thanks to new life trends, and the growing popularity of transport to work by bike, the building has become a bicycle shed with fully equipped facilities, including a bicycle wash, shower and relaxation zone. Although Astrid Offices can be considered a chamber project with a limited number of future tenants, the standard of services includes reception, security and plenty of parking spaces. When it comes to the equipment and facilities of the building, tenants can count on, for example, an optical data connection, a backup power source, a modern cooling system, energy-saving heat pumps, CO2 detection or a security and camera system.

A green oasis in the heart of Holešovice

Another characteristic feature of the project is greenery in the form of a large number of organic elements and accessories, such as green areas in common areas, grassy roofs or mature trees in the courtyard.

"As in all our projects, we pay attention to sustainability and a friendly approach to the environment. For us, the words green and smart are not just marketing keywords, we really implement them into projects, from their design through construction to the operation and management of buildings. With the Astrid Offices building, we aim for LEED Gold certification. For tenants, this is a confirmation of energy efficiency and a healthy indoor environment, ”adds Josef Wiedermann.


The Prague-Holešovice district has long been one of the most sought-after office and residential locations, as it has all civic amenities and excellent transport accessibility. Connections to the Astrid Offices project are provided by bus and tram lines or the adjacent metro station C - Vltavská. Thanks to the network of Prague's cycle paths, the district is also popular among lovers of city transport by bike. In the neighborhood there are many cafes, restaurants and grocery stores, cultural experiences will be provided by music clubs or the DOX Center for Contemporary Art. The Stromovka and Letenské sady forest parks and the Vltava embankment invite to pleasant walks.
