Andrej Zveržhanovski has become the CFO of the Crestyl development group in the Czech Republic

Development and investment group Crestyl appointed Andrej Zveržhanovský as its CFO for the Czech Republic in February. In this key position, he became part of Crestyl's management, where he will be responsible for the financial management of the company's Czech activities. This was previously the responsibility of the CFO (Chief Financial Officer) of the entire Crestyl group, Jozef Ďurík, who will be freed up by Andrej's appointment and can thus focus more on the group's international financial development.

Crestyl presents the BOKA Pankrác project, which will offer offices, shops and a supermarket

The development and investment group Crestyl today presented its new project in Prague's Pankrác. In the spirit of modern trends, the building, simply called BOKA Pankrác, is designed as a multi-purpose project that connects commercial premises and a supermarket with high-standard offices. BOKA Pankrác will replace two existing old buildings right next to the Kotorská tram stop between the Pankrác and Pražského povstání metro stations. Construction of the project should begin in the third quarter of this year, with completion scheduled for two years later. The total investment is CZK 1.5 billion.

​​Developers don't rush into office construction, but a little optimism is still warranted

The fourth quarter of 2024 was the second quarter in a row when no office project was started in Prague. It was also the period when only one project was completed, 100Yards in the city center. The vacancy rate remains very low, increasing by only approximately 0.2 percentage points year-on-year. The total volume of modern office space at the end of 2024 reached 3.96 million square meters, which is less than in Warsaw or Budapest. The highest achievable rent in the city center is currently EUR 29.50 per square meter per month. 2025 could bring slightly higher construction activity, thus moving the market again. This is according to a regular quarterly survey by Colliers.

ČMN has completed its largest real estate portfolio acquisition valued at several billion CZK

The investment group Českomoravská Nemovitostní (ČMN), the third-largest office space landlord on the Czech market, together with the NEMO fund, has completed the acquisition of a portfolio from the NOVA Real Estate property fund valued at approximately 5 billion CZK. The transaction includes 5 office buildings with a total rentable area exceeding 37,000 m² and 11 retail parks covering an area of 72,000 m². With this acquisition, the ČMN group will expand its business into the retail segment.

Red Bull has become a new tenant in the prestigious Churchill Square II office complex, managed by ČMN, further increasing the already high occupancy rate of the building. In November, the Crestyl development group fully launched its new Dornych project in the vicinity of Brno's main railway station. At the end of October, the old shopping center closed for good, which is now being cleared out and is awaiting gradual demolition. This will begin in December with the ancillary buildings, and the main building will then be demolished in January. Its demolition will take four months, during which preparatory work for the next construction will also begin. The new Dornych project of the Crestyl group will then open in 2027 and offer a freely accessible public space flanked by several smaller buildings. The lower floors of the new buildings will be reserved for shops and services, while the upper floors will house a hotel, a clinic, rental housing and offices.
