UBM Development Czechia took over the completed construction of the Astrid Offices chamber administrative project from the general contractor Algon. A total of 4,300 m2 of office space and 440 m2 of retail space for rent have grown here. “The working environment in the Astrid Offices building is ideal for dynamic and innovative companies that prefer a smaller project with great variability over large unified complexes. Office space is prepared in a 'hot shell' standard, which saves tenants a considerable amount of finishing work before moving in. "Regarding the use of retail space on the ground floor, there will be a brand with a new unique fitness concept, which is not yet in the Czech Republic. It will beautifully complement the wide range of shops and services in the area, ”adds Wiedermann.

Astrid Offices aims for LEED Gold

The environmentally friendly and sustainable building with five above-ground and two underground floors, which aims to obtain LEED Gold certification, combines quality architecture and modern technologies. The international studio Bogle Architects is behind the design, which is carried in a timeless and elegant spirit and continues the industrial tradition of Holešovice. The reconstruction of the former Astrid cosmetics brand factory in Dělnická Street in Prague 7 is, among its nominees for the Construction of the Year award, currently taking place on the website of the public voting competition.

Thanks to the ceiling height of up to 3 meters, the interiors, including the main entrance with a large foyer, look airy and bright. Sufficient daylight will be ensured by large-area glazing with openable windows, and outdoor vertical slats and horizontal blinds on the building's façade will take care of shading control. A pleasant climate in the summer months is induced by a modern cooling system, while heating is provided by energy-saving heat pumps.

Of course there is a reception, security, camera system and CO2 detection in all rental units. Workers can count on an optical data connection as well as a backup power source. You can also use several coworking places located not only in the interior and in the green atrium of the building, but also on the roof terrace.

The ubiquitous greenery, for example in the form of a green area in common areas, a grassy roof or mature trees in a quiet courtyard, is one of the important and characteristic elements of the Astrid Offices building. At the same time, the project responds to the changing lifestyle and, in addition to plenty of parking spaces, it has included a bicycle shed with fully equipped facilities, including a bicycle wash, showers and a relaxation zone. Cycling enthusiasts will find here all the necessary comfort for trips to and from work.

In addition, the Holešovice location is characterized by excellent access to public transport stops, whether buses, trams or metro, as well as complete civic amenities. In the immediate vicinity there are cafes, restaurants, shops and clubs.
