“The complete closure of the old department store means that we can fully begin construction of the new center. During November, several farewell events were held with the old building, and now demolition work is starting, during which space will also be prepared for the immediate start of construction of the new complex,” says Jaromír Krb, Crestyl’s development director.
The new Dornych project will open the location to the public
As part of the Dornych project, the current dilapidated huge building will be replaced by a partially roofed, freely accessible public space with a total area of 25,000 m2, around which there will be six smaller buildings. They will house the lifestyle NYX Hotel Brno with 170 stylish rooms, 186 rental apartments and approximately 50,000 m2 of offices, restaurants, shops and services. One of the buildings, for example, will be occupied by the EUC clinic, which will offer two pharmacies in addition to surgeries and facilities on an area of over 6,000 m2. Scott.Weber Workspace will open the largest flexible space and coworking center in the South Moravian Region on 5,200 m2, with facilities for 600 employees and a private 500-meter terrace.
In addition to the huge public space, Dornych will also be known for its completely unique range of restaurants, bars and cafes, which will occupy five thousand m2 of space. In addition to independent operations, there will also be a so-called food hall - a modern "marketplace" with a wide range of culinary concepts - various bistros, restaurants, bars, cafes, food trucks, classic pubs, but also with a menu of takeaway meals.
The buildings will have a maximum of seven to eight floors. Parking is planned in underground garages. The entire project will of course be connected to the street network and the subway under the station and will connect the historic city center with the planned South Quarter. The total investment in the project is over seven billion crowns. The general contractor for the demolition, construction pit and shell construction is Gemo. The entire project will be managed by RUBY Project Management in the form of project management.
Emphasis on ESG
The Dornych complex is designed to meet all the demanding requirements of the highest level of the prestigious global certification of long-term sustainable projects LEED Platinum (Leadership in Energy and Environmental Design). This represents a summary of a number of rules for the design, construction, operation and management of buildings that are environmentally friendly and their surroundings. Charging stations for electric cars and electric bicycles, energy-saving lighting, a bike room and changing rooms with showers in offices will be a matter of course, but also, for example, the full use of rainwater for watering greenery and flushing. Thanks to its architectural concept and, for example, the use of ground-source heat pumps, the project will manage to reduce energy consumption by up to 40% compared to similar multifunctional buildings from the Crestyl portfolio.
“As part of maintaining good community relations, we also organized accompanying events during which people could say goodbye to the old building. In addition, the existing building has a number of facilities that can still be used without any problems and it would not be responsible to throw them away - that is why we offered the public, for example, a functional toilet, doors or lighting for a symbolic fee,” says Jaromír Krb.
Award-winning architects
Foreign and local architects are involved in the overall concept and architectural solution. The main architect is the international planning and architectural studio MTDI, led by Marek Tryzybowicz, who is personally involved in the project and has many years of experience in implementing significant buildings around the world. The closest project they are behind is the Bratislava multifunctional center Eurovea with offices, shops, apartments, restaurants, a park and a promenade on the Danube embankment, which connects the river with the city center. An important local partner is also involved in the Dornych project, which is the Brno studio Arch.Design. In more than twenty years of its existence, it has implemented projects throughout the country and has collected many awards for architecture.
